1. Introduction

Homzegy (homzegy.com) is an independent real estate marketing platform in Egypt, run by an independent real estate marketer. We are not a real estate developer; we list developers' projects with their prices and payment plans and help clients choose and book.

This policy explains how we collect, use and protect your personal data when you use the website, submit the form, or contact us on WhatsApp or by phone, in line with Egypt's Personal Data Protection Law No. 151 of 2020. By using the website or submitting your data, you agree to this policy.

2. Data we collect

Data you provide:

  • Your name.
  • Your mobile or WhatsApp number.
  • The project or phase you're interested in.
  • Any details you share in the conversation, such as budget, number of bedrooms or preferred payment plan.

Data collected automatically:

  • Visit source, such as the ad campaign name and click identifier (UTM and gclid).
  • General technical data such as device type, browser, pages viewed and buttons clicked.

We do not request or collect any payment or bank card data on the website.

3. How we use your data

  • To answer your inquiry and send the prices, available units and payment plans you asked for.
  • To recommend units and projects that fit your needs.
  • To follow up on site visits or booking with the developer if you decide to proceed.
  • To improve the website and measure advertising performance.
  • To comply with any legal requirements.

We do not sell your data or use it for any purpose other than those listed here.

4. Legal basis

  • Your consent: when you submit the form or contact us yourself on WhatsApp or by phone.
  • Legitimate interest: to answer your inquiry and follow up on your request.

You can withdraw your consent at any time; this does not affect any processing carried out before.

5. Data sharing

  • Real estate developers: we share your name and number with the developer's sales team only when you request a site visit or booking, and with your consent.
  • Technical service providers: such as Google (Sheets and Analytics) to store requests and measure performance.
  • Advertising platforms: such as Google Ads, to measure campaign results and for remarketing. When you submit the form, we send your mobile number to Google only after hashing it (SHA-256) to measure ad results accurately (Enhanced Conversions); it is never sent in readable form.
  • Authorities: if legally required.

6. Cookies and advertising

  • Essential: to run the website and remember simple settings such as hiding the cookie notice.
  • Analytics: Google Analytics to understand website usage in aggregate.
  • Marketing: Google Ads to measure conversions and show relevant ads.

We also store the visit source on your device for 30 days to know which ad brought you. You can delete or block cookies in your browser settings, and manage ads in Google's ad settings.

If you visit from the EU, the UK or Switzerland, analytics and advertising cookies only run after you accept them, and you can decline them in the cookie notice.

7. Data retention

  • Inquiry data is kept for up to 24 months from our last contact.
  • If you book a unit, we keep the data needed to follow up the booking with the developer for the duration of the follow-up.
  • Analytics data is stored in aggregate and does not identify you.

8. Your rights

  • Know what data we hold about you.
  • Correct any inaccurate data.
  • Request deletion of your data.
  • Withdraw your consent or object to marketing contact.

Send us your request on WhatsApp and we'll respond within 30 business days at most.

9. Data security

The website uses HTTPS encryption, access to data is limited to the person handling your request, and we rely on trusted service providers. However, no system on the internet is 100% secure.

10. Minors

The website is intended for adults aged 18 or over. If we learn that data was submitted by someone under 18 without a guardian's consent, we delete it immediately.

11. Limitation of liability

Information, prices and images on the website are indicative, taken from developers' materials, and subject to change. The final contract is signed directly with the developer under its terms. We are not liable for any damage resulting from failures of external services or platforms, or from incorrect data provided by users.

12. Governing law

This policy is governed by the laws of Egypt. In case of any dispute we prefer an amicable solution first; otherwise, the Egyptian courts have jurisdiction.
